There are a number of reasons that a structure will move, the most basic answer is water. Be it too little or too much. Plumbing issues, trees in close proximity to the building, flooding and drought all contribute to changes in the moisture content of the earth a building is founded on. Much of Melbourne and its surrounds are constructed on highly reactive clays, which swell and contract with changing moisture levels. This in turn can cause differential movement in a building's foundations.
Other possible causes include design issues, deterioration of foundations with age and poor construction methods but these are less common.
By deepening the foundations underpinning will take the founding material of a structure to a depth beyond the influence of local changes in ground moisture conditions. This ensures weather events or trees in close proximity will no longer cause distress to the foundations.
